IMPORTANT

The reservation will be definitively validated upon receipt of the 50% deposit by bank transfer or check.

The balance must be paid 30 days before the arrival date (you will receive a reminder), otherwise the reservation will be considered cancelled by the tenant and the gîte may be re-let by the owner without the deposit being refunded.

In exceptional circumstances, particularly in the case of last-minute bookings, cash payment upon arrival may be accepted. However, even without payment in advance, signing the contract commits you to respecting your arrival and payment for your stay.


Use of rented premises

The rented premises are intended for family use. Subletting is prohibited. The Tenant agrees to respect the rented premises (including the exterior) and to return them in their original condition. Use of the premises is a matter of common sense. In short, make yourself at home and do not do anything you would not do at home. The Tenant agrees to ensure that the peace and quiet of the neighborhood is not disturbed by their actions or those of their companions. Any minor must remain under the constant supervision of an adult.

Ability

This contract is established for a maximum capacity of people (including babies) whether during the day, in the evening or in accommodation. If the number of tenants exceeds the capacity, or exceeds the number agreed in the contract, the owner may refuse the additional people or will be entitled to increase the amount of the rent. In addition, it is not permitted to receive people other than those mentioned in the contract without the prior agreement of the owner.

Length of stay

The tenant signing this contract concluded for a fixed period may not under any circumstances claim any right to remain in the premises at the end of the stay.

In the event of unauthorized exceeding of the rental period, an amount of €20 will be charged to the Tenant per additional hour of occupation of the rented premises.

If you have to leave the premises before the scheduled date, this early departure will not give rise to any reimbursement.

Regulations, instructions

- Entry to the premises is scheduled from 4 p.m.

- Departure from the gîte , tidy and cleaned (see checklist depending on the option chosen), takes place no later than 10 a.m.

- The gîtes are NON-SMOKING, ashtrays are available outside the gîtes.

- Many animals in (semi) freedom are present at the Estate (ornamental chickens, roosters, peacocks, cats, etc.). We cannot therefore accept your dogs/cats and other animals without cages. NO EXCEPTIONS ARE POSSIBLE ON THIS POINT. However, we can recommend a nearby boarding house if necessary.

- The tenant may not oppose the visit of the premises, when the owner or his representative requests it.

Inventory and inventory of fixtures

We have chosen to be trustworthy by not requiring a detailed inventory and inspection upon arrival and departure. We consider all facilities to be in working order and any complaints regarding them arising more than 24 hours after taking possession of the premises will not be accepted. Repairs made necessary by negligence or poor maintenance during the rental period will be the responsibility of the tenant.

Security deposit

The Tenant will pay the Landlord:

- a security deposit of €2,000 for the Grand Balazin gîte (+reception room if chosen), €800 for Lou Pitchoun and Le petit Balazin.

The security deposit must be paid no later than the date of entry into the rented premises. The security deposit is intended to cover any repairs or restoration that may be necessary following the Tenant's departure: The cost of cleaning, the total value at the replacement price of objects, furniture or equipment that are broken, cracked, chipped or damaged and those whose wear exceeds normal for the duration of the rental, the cost of cleaning dirty blankets, compensation for damage of any kind to curtains, wallpaper, walls, woodwork, ceilings, carpets, rugs, windows, bedding, etc.

The security deposit will either be returned by post or destroyed with a supporting photo within 8 days of departure if no damage is noted during the exit inventory or cleaning after your departure.

Therefore, NO SECURITY DEPOSIT WILL BE RETURNED ON THE DAY OF DEPARTURE.

Otherwise, the balance of the security deposit will be returned to the Tenant, less the cost of restoration, within a maximum of 2 months after the departure date. The amount of the restoration will be determined amicably between the Landlord and the Tenant. In the event of disagreement, a repair estimate will be drawn up by a professional or other authorized organization chosen by the Lessor and independent of the latter. The Tenant agrees to pay the surplus if the repair costs were higher than the security deposit.

Please note: Cleaning will be considered complete or not at all; there will be no discount on the rate. A checklist is posted to help you organize your cleaning.

Household Linen:

You can provide your own sheets according to the list provided or request their provision according to the conditions indicated in the contract. In this case, please specify this at least the day before your arrival.

Kitchen towels and bathroom floor mats are provided as standard.

Any damage or missing items will be assessed and deducted from the deposit. Parking:

Private parking in the Domaine courtyard is included in the price.

Use of the swimming pool:

The pool is open from approximately May to October. The opening period may be reassessed depending on the weather. No compensation will be claimed in the event of inability to use the pool. The pool is fenced for optimal safety. Everyone agrees to ensure that the gate closes properly after passing through. It is forbidden to climb the walls and fences.

The swimming pool is shared between the tenants of the three cottages and the owners. Everyone agrees to use it with respect for the other occupants and to use the safety systems correctly. The pool is for family use and must be used in harmony.

We strive to control water quality.

Pool users are fully aware that this is their own responsibility and that the owners cannot be held responsible for any incident.

Supervision of children is essential and the systematic presence of a responsible adult is mandatory.

Proper swimming attire is required (naturism prohibited and special swimming diapers are compulsory for babies).

Alcohol abuse before swimming is strongly discouraged. Failure to comply with safety instructions and inappropriate behavior will result in a ban from the pool for the remainder of the stay, without compensation.

Use of the SPA (Petit Balazin and Lou Pitchoun)

A jacuzzi-type SPA is available at the Lou Pitchoun and Villa gîtes

Non-use will not in any way give rise to a claim for reimbursement. Each user agrees to respect the instructions for use given on site. We advise you to bring bathrobes and flip-flops for greater comfort of use. In the event of impossibility of use beyond our control, no compensation can be claimed by the tenant.

WIFI

Free WiFi internet access can be provided to tenants in the Le Grand Balazin and La Villa gîtes, subject to the connection limits available in our countryside area.

For the Lou Pitchoun gîte, there is NO WIFI available unless our network improves...

The owner cannot be held liable in the event of incompatibility or malfunction related to the equipment used by the tenant, disruptions or interruptions, or force majeure as defined by the case law of the French Court of Cassation. The tenant undertakes not to transmit on the internet any data during his stay that is prohibited, illicit, illegal, contrary to good morals or public order and that infringes or is likely to infringe the rights of third parties, in particular intellectual, literary or artistic property rights. In the event of fraudulent internet use (downloads, etc.), the tenant acknowledges that he is aware that his contact details will be handed over to the police.

Withdrawal / Cancellation

It is agreed that in the event of withdrawal:

- of the tenant:

a) Cancellation before arrival: Any cancellation must be notified by registered letter to the owner. Any amounts already paid (deposit if the cancellation occurs more than 30 days before arrival or totality if it occurs less than 30 days before arrival) remain the property of the owner but may be offered in the form of a credit note for another stay. If the tenant does not respond within 24 hours of the arrival date indicated on the contract, this contract becomes null and void and the owner may dispose of the accommodation. The deposit remains the property of the owner who will also request, if it has not been paid, the balance of the rental.

b) if the stay is shortened, the rental price remains with the owner. No refund will be made.

- from the owner:

Any cancellation of the contract by the Lessor before the entry date must be notified to the Tenant by registered letter with acknowledgment of receipt. The Lessor undertakes to reimburse the sums paid as a deposit or balance.

PLEASE NOTE: Exceptionally, particularly in the case of last-minute bookings, cash payment upon arrival may be accepted. However, even without payment in advance, signing the contract commits you to comply with the cancellation rules mentioned above and, consequently, to the appropriate payment for the stay.

cancellation insurance

In order to protect yourself against any other possible unforeseen events, we advise you to take out cancellation insurance such as ADAR (https://www.albinet.fr/fr/adar-assurance-annulation-sejour) Insurance The tenant undertakes to insure against rental risks (fire, water damage). Failure to insure, in the event of a claim, will give rise to damages. The lessor undertakes to insure the accommodation against rental risks on behalf of the tenant, the latter having the obligation to notify him, within 24 hours, of any damage occurring in the accommodation, its outbuildings or accessories.

Services

Water and electricity consumption are included in the rental, EXCEPT FOR ELECTRIC CAR CHARGING. We rely on your reasonable use and reserve the right to charge a supplement if we notice any use that we deem unreasonable. Each electric car charge will only be done with the owner's consent and will be billed at €25.

Baby equipment is available free of charge on request (bed, chair, potty, stroller, baby carrier, etc.)
